	When i first moved in i was told that the heater was broken and I'd be getting a new one... but instead the landlord sent a dodgy 'electrician' who bypassed a burt out switch in it... but i think the thermostat isn't working because it doesn't turn on and off... it just runs all the time... 

then i tell my agent that the cook top aren't working either... their either on or off... no in-between.... and now the oven is doing the same... The agent organized a time to come and have a look, but she brought the landlord with her! I thought the point of an agent was so i didn't have to deal with the landlord? but anyway... the landlord asked a bunch of questions and told me she wasn't going to do anything about it because it would be too expensive to replace them... she recommended i just turn the heater off at the wall when the room got too hot. She even said she wouldn't fix them without raising my rent!

the agent just kept giving me sympathetic looks and didn't speak out at all... 

i read the handbook a bunch of times and it says in there under URGENT REPAIRS
"Repairs are considered to be urgent if they are needed to fix:"
"a failure or breakdown of any essential service or appliance provided by the landlord or agent for hot water, water, cooking, heating or laundering"

Are my rights being violated? Please can someone help me? i'm due for a house inspection any week now and i need to be reassured that if i mention it again i wont get evicted or have my rent raised... i cant pay any more on my own and i live in a bedsitter so a room mate is out of the question.

	We have had no heat or hot water for at least 6 days. I live in an apartment and they keep saying it will be fixed one day and then that day comes and it is still not fixed. We have been waiting for so long. I wanted to know if there is someone we could complain to? 	My boyfriend signed a 12 month lease for this rat trap apartment we live in. It started out that our apartment was okay until winter rolled around. Since then our hot water and heat go out constantly, usually for some reason on the weekends although now it's all the time. Maintenance is not in on weekends and neither is the apartment managers. No one is in after 5pm and they don't get in sometimes until 11am. We've had our heat and hot water go out on Friday after 5pm, and not gotten it restored until Monday at 5pm. My boyfriend and I are completely fed up. We both work second shift, so it's hard for us to wait around for maintenance and we don't trust them in our apartment alone. This isn't something that occurs once in a while. Either one of these things or even both go out constantly. Something is always screwing up in this apartment. The drains are constantly clogged, the doors stick, the faucets leak, there are cracks in all of the walls since winter has set in, and the windows leak air even with weather stripping just to name a few. We have to go to the office on a daily basis. My boyfriend and I are just fed up. I feel as though they are in violation of the lease and want to move. My boyfriend is afraid to break the lease however as it is not up until May. Is there anyone we can report the apartment to? Is there any way to break the lease? Are they technically in violation of the lease even though they "fix" the stuff temporarily? We just had the hot water restored Monday evening and it's out again this morning. By the way, it's currently 54 degrees in the apartment and I just had to take an ice cold shower. This happens now all of the time. Help! 

PS- We ALWAYS pay our rent early or on time. We've NEVER been late. We're clean tenants too! Thought it was worth mentioning.
